Buying a home is exciting—but between the curb appeal, fresh paint, and staging magic, it’s easy to get swept up in the charm and miss the important stuff. As a Realtor, I’ve walked through hundreds of homes with clients, and I’ve seen firsthand how easily small (but critical) details can go unnoticed.

Here are five things buyers often overlook during a showing, and why you definitely want to pay attention:


1. The Smell Test
We’re not just talking about pet odors. A heavy scent of air fresheners or candles might be masking something less pleasant. Musty smells can hint at water issues, while excessive fragrance could signal a seller is trying to hide something.

2. The Neighborhood Vibe
You’re not just buying a house—you’re buying into a neighborhood. Visit the area at different times of day. Is it quiet in the evening? How’s traffic during school drop-off? Are there barking dogs or nearby train tracks?

3. The Windows (Yes, Really)
